The California Supreme Court has ruled that a labor union and its members could foreclose a mechanic's lien arising from a subcontractor's failure to contribute to a union benefit plan.

Storke Housing Investors awarded a contract to Trabucco & Associates for construction of a residential development. Trabucco subcontracted plumbing work to R. P. Richards, who employed laborers pursuant to a collective bargaining agreement between Trabucco and the United Association of Journeymen and Apprentices of the Plumbing and Pipefitting Industry.
